How is LandXchange different from listing my land on the MLS?

The MLS (Multiple Listing Service) is a database of real estate listings only licensed agents can post to. If you want your SC vacant land on the MLS, you have to hire an agent, sign a listing agreement, and pay 5 to 6 percent at closing. LandXchange is the FSBO alternative.

  1. Can I list my own land on the MLS without an agent?

    Not directly. The MLS is a licensed-agent system. You can pay a flat-fee MLS service (typically $100 to $500) to syndicate your listing through a sponsoring agent who never represents you. That gets you onto the MLS without a full commission, but you still owe a buyer-side commission (typically 2 to 3 percent) if a buyer-agent brings the deal.

  2. Does LandXchange syndicate to the MLS?

    No. LandXchange is its own marketplace, not an MLS feed. Listings live on landxchange.com and rank in Google for SC land searches. We do not pay buyer-agent commissions because we are a marketplace technology platform, not a brokerage.

  3. When does MLS listing make more sense than LandXchange?

    Two cases. First, if your land is high-value (over $500K) and you want a licensed agent managing showings, negotiations, and closing logistics. Second, if you want maximum reach across multiple real estate portals (Zillow, Realtor.com, Trulia) without managing each one separately. The trade-off is the commission.

  4. What about doing both?

    You can list on LandXchange AND on the MLS. The listings are independent. Many sellers test LandXchange for 60 to 90 days first because it costs nothing; if it does not sell, they pay the flat-fee MLS service to go wider.
