How do I price my land to sell without overpricing it?

Pricing questions come up constantly from FSBO sellers, and the honest answer is that land pricing is genuinely harder to nail than pricing a house.

Comps are harder to pull for land than for houses, mainly because fewer land sales happen in a given area and parcels vary more from one another in access, terrain, and usability. That means a countywide average price per acre is not a reliable way to price a specific parcel.

Instead, look for recent comparable sales matched as closely as possible on:

  • Similar acreage or size range
  • Similar access, paved road frontage versus a dirt road versus an easement
  • Similar use potential, buildable versus restricted, dry versus wet

Cross-check whatever price you land on against what is currently listed and sitting unsold in the same area. If similar parcels have been on the market for a long time at a certain price, that is a real signal the market is pushing back on that number, even if the original sellers have not adjusted yet. Listings that have not sold tell you almost as much as ones that have, just in the opposite direction.

It is worth resisting the temptation to price based purely on what you feel the land should be worth, or what you paid for it originally. Buyers are comparing your listing against real alternatives, and a parcel priced meaningfully above comparable recent sales, even a good parcel, tends to sit while similar ones sell around it.
