Is my Hilton Head Island parcel the same listing process as a mainland Beaufort parcel?
The listing process is identical. The pricing is not. Hilton Head and Daufuskie parcels carry a substantial island premium that Smart Pricing captures in the premium tier. If your parcel is on one of the sea islands, expect the listing description and the comp pull to reflect that.
My parcel is under the MCAS Beaufort overlay. Does that hurt the price?
It changes the buyer pool more than the price for raw acreage. Conservation buyers and timber-investor buyers do not care about height overlays. Residential-development buyers care a lot. Smart Pricing does not currently adjust for the overlay automatically; price it for a non-development buyer and you will get cleaner offers.
How do I handle saltwater marsh or critical-line restrictions?
SC DHEC OCRM regulates everything seaward of the critical line. If your parcel touches the critical line, a buyer's ability to build is limited regardless of acreage. Pull the critical-line designation from the GIS viewer and include it in your listing description. Disclosing first is faster than fixing a deal that breaks at title search.
Are there any FSBO restrictions specific to Beaufort County?
No. SC's owner-sells-own-property rule applies statewide. Beaufort County does not impose additional listing or marketing restrictions on vacant-land FSBO sellers. The Beaufort County Register of Deeds records the deed the same way they record an agent-listed sale.
I inherited land in Sheldon. How fast can I list it?
As soon as the title is in your name. If your inheritance is still in probate, or the deed is in a deceased relative's name, you cannot list until that is cleaned up.
