  • Marketing effort: whether the parcel is actively listed across the places buyers actually look, or just sitting passively on one site.
  • Pricing strategy: a parcel priced to move sells faster than one priced to test the top of the market, and that's a deliberate choice a seller makes, not a fixed outcome.

The one universal point worth planning around: land generally takes longer to sell than a house in the same price range. There's a smaller, more specific buyer pool for any given parcel compared to residential real estate, and land purchases tend to involve less urgency on the buyer's side, no lease ending, no school year deadline.

Because of that, flip plans should build in a longer runway than a house flip would need, both in the marketing timeline and in the holding cost math behind it. Rather than picking a target number of months, it's more useful to look at how long comparable parcels in the same area and price range actually took to sell recently, and plan around that real data point instead of a generic assumption.
