FAQ

What does FSBO mean?

FSBO ("Fizzbo") means For Sale By Owner — a property sold directly by the owner without a real-estate agent. Vacant land is the most common FSBO category because the transaction is simpler than residential.

  1. What does FSBO stand for?

For Sale By Owner. Pronounced "Fizzbo." It means the property is being sold directly by the owner, not through a real estate agent or broker.

  2. Is FSBO legal in South Carolina?

Yes. South Carolina law explicitly allows owners to sell their own real property without representation. You do not need an agent or a broker license to list, market, or sell your own land.

  3. What do you save going FSBO?

The 5-6% real estate commission. On a $50,000 vacant land sale, that is $2,500-$3,000 you keep. On a $200,000 sale it is $10,000-$12,000. Land transactions are simpler than residential — most do not require an agent at all.

  4. What are the downsides of FSBO?

You do the marketing yourself, screen offers yourself, and coordinate the contract. LandXchange exists to take 80% of that work off you — we provide the marketplace, the pricing engine, the offer flow, the contract template, and the closing-partner referral. The seller still owns the negotiation, but the legwork is automated.
