How do auctions work in South Carolina?
South Carolina requires a licensed auctioneer for live land auctions, but sealed-bid and async (best-offer) auctions are an established workaround. LandXchange supports the sealed-bid format only.
Are land auctions legal in South Carolina?
Yes — but with constraints. Live auctions (with a real-time auctioneer calling bids) require a licensed SC auctioneer, which LandXchange does not provide. Sealed-bid auctions (where buyers submit blind bids by a deadline) and best-offer formats are exempt and entirely legal for FSBO sellers.
What format does LandXchange support?
Sealed-bid only. Sellers can run a "best-offer-by-deadline" format where buyers see the listing details + a bid deadline, submit blind bids, and the seller selects a winner at the deadline. No live calling, no auctioneer fee.
Why use a sealed-bid auction instead of just listing the land?
Two reasons. Force a deadline to break inertia (good for inherited land or pinned estate sales). Drive competitive tension when there is real interest (smaller parcels in growing counties often draw 5-10 bids if the deadline is tight).
