About Lee County

Lee County is one of the smaller, quieter counties in the Pee Dee region, centered on the town of Bishopville. This is cotton country by history, and the surrounding land is still overwhelmingly agricultural, with row-crop farmland and rural residential parcels making up most of what changes hands. The I-20 corridor runs through the county and gives it a connection point to Columbia and Florence without the county itself carrying much commercial development.

The land character here is straightforward: flat to gently rolling farmland, some pine timber, and rural tracts that have often been in the same family for decades. Lee State Park, along the Lynches River, adds a swamp and bottomland character to parts of the county that sets those parcels apart from the drier row-crop ground elsewhere in the county.

How to sell vacant land in Lee County without an agent

  1. 1

Pull the parcel from the Lee County GIS viewer. TMS number, acreage, zoning, road frontage.

  2. 2

Identify the parcel type clearly. Active farmland, timber tract, or rural-residential ground are different products with different buyer pools in a county this agricultural.

  3. 3

If the parcel is near the Lynches River or Lee State Park, note the swamp or bottomland character. These areas can carry flood designation, and buyers will want that disclosed up front.

  4. 4

If active agricultural, document the current use. Ag-use property tax classification is a real disclosure item for the next owner.

  5. 5

List for free on LandXchange. Photos, GIS screenshot, and a clear description of soil and current farming or timber use.

  6. 6

Close through a South Carolina closing attorney. The deed is recorded at the Lee County Register of Deeds.

FAQs about Lee County land

  1. My parcel has ag-use property tax classification. What happens when I sell?

The classification does not transfer automatically to the buyer. The new owner has to re-apply after taking title or the parcel reverts to standard assessment. Mention the current classification in the listing so the buyer knows to follow up.

  2. Is my land near Lee State Park subject to flood restrictions?

Parcels close to the Lynches River and its swamp bottomland can carry flood-zone designation. Check the county GIS viewer for flood mapping and disclose it in the listing if it applies to your parcel.

  3. Is there demand for small farmland tracts in Lee County, or only large ones?

Both trade. Larger tracts draw farming and timber buyers, while smaller rural-residential parcels along county roads draw local buyers looking for a home site or hobby-farm use.

  4. My family has owned this land for generations and the tax basis is low. Will I owe a lot in capital gains?

Probably less than you think for inherited land, since the cost basis steps up to fair-market value at the date of death, so gains are only on appreciation since then. For land you bought yourself, the gain is real and a CPA conversation is worth having before selling. LandXchange does not provide tax advice.

  5. Does LandXchange charge a commission on Lee County sales?

No. Free to list, nothing to LandXchange at close. Standard SC closing costs apply. LandXchange never charges a percentage commission.
