Once someone has decided to sell FSBO, this is usually their next question, since they want to know what to gather before they even list.

Having a few core documents ready before you list speeds up the whole process once a buyer shows interest:

- The current deed: shows how you took ownership and confirms the legal description of the parcel
- Most recent tax bill or parcel ID: gives a buyer the assessed value, tax district, and a way to independently verify the parcel through county records
- Any existing survey or plat: if one exists, having it ready answers boundary questions before a buyer even has to ask
- A purchase agreement: you will need this once a buyer is found, whether you draft one yourself, use a template reviewed by an attorney, or have the closing attorney prepare it

The closing attorney will ultimately handle the deed transfer and the title search as part of closing, so you are not expected to produce a title report yourself. Having these documents organized upfront, though, does two things: it lets you answer buyer questions quickly, and it gives the attorney a head start once you are under contract.

If you do not have a survey and boundaries have never been clearly marked, it is worth deciding early whether to get one done before listing or to leave that step for the buyer's due diligence period, since either approach is workable depending on the situation.
