Buyers coming from residential real estate often ask this expecting land to be slower across the board, and are surprised to hear it can go the other way.

Land closings can actually move faster than a typical house closing, for a few structural reasons. There is often no lender involved, which removes the appraisal contingency and underwriting timeline that tends to slow down home purchases. There is also no home inspection negotiation to work through, since there is no house to inspect.

That said, a few variables can still slow a land closing down:

- Title issues: if the title search turns up a lien, an unresolved estate, or unclear ownership history, resolving it takes time
- Whether a survey is required: ordering and completing a new survey, if one is needed, adds real time to the timeline
- Scheduling: how quickly the closing attorney can get the file prepared and get everyone to the table

For a straightforward cash deal on a parcel with clean title and no survey needed, closing can happen relatively quickly. For a deal involving financing, a subdivision, or a messier title history, expect it to stretch out closer to, or beyond, what a house closing would take.

The best way to get a realistic estimate for a specific deal is to ask the closing attorney directly once a contract is signed, since they will have visibility into exactly what the title search and any other requirements look like for that particular parcel.
