In South Carolina, an attorney typically handles the closing regardless of whether an agent is involved in the sale, so FSBO does not change who is doing the title work and closing paperwork. Your main job as the seller is to get a signed purchase agreement into the closing attorney's hands and be responsive to any questions that come up during their title search.

A few practical points worth knowing:

- Either party can typically choose the closing attorney, unless the purchase agreement says otherwise, so this is worth deciding early and putting in writing
- The attorney's title search may surface things you were not expecting, an old lien, a boundary discrepancy, unresolved back taxes, and being responsive when they reach out for documentation or clarification keeps the closing on schedule
- Any back taxes or unresolved liens are typically expected to be paid off at or before closing, generally out of the seller's proceeds

Selling FSBO mainly changes who handles the marketing and negotiation, not who handles the legal and financial mechanics of the closing itself.
