It is important to treat these tools as preliminary indicators, not a legal determination. Online maps can be outdated, imprecise at the parcel level, or simply wrong for a specific piece of ground. The only way to know for certain whether a specific area is a legally recognized wetland is a wetlands delineation performed by a qualified environmental consultant.

Why this matters: wetlands designations can restrict where a structure can be built on a parcel, and in some cases restrict whether a structure can be built at all.
